APPLYING & ELIGIBILITY
We'd love to welcome you home, and as an Equal Housing Opportunity provider, everyone aged 18 or older goes through the same simple review to keep the process fair for all. Please note we ask for:

We know moving can come with a lot of upfront costs, so we offer a couple of flexible options for your security deposit.

LEASE TERMS & POLICIES
At Enclave at Mason Creek, we know home looks a little different for everyone, so we keep our lease terms flexible. Our most popular option is a 12-month lease, though terms generally range from 6 to 24 months depending on availability. Since pricing and availability can shift daily based on your move-in date and preferred lease length, here's how to check what's currently open:

We're happy to welcome your pets to the community! At Enclave at Mason Creek, we allow up to two pets per home. Please keep in mind that a few fees apply:

Monthly pet rent: $25 per pet
Out of care for the community and their four-legged residents, a few breed restrictions apply, so feel free to check in with our leasing team about your specific pet. Have a service animal or ESA with you? These companions aren't considered pets under this policy, so they come with no fees or restrictions attached. Just reach out to us to complete the required accommodation paperwork.
As for our pet-friendly amenities, our fenced dog park is right on-site, giving them plenty of room to play and make new friends.
Great question! There's a bit of a difference between the two, so here's how each one works.
Subletting and Short-Term Rentals
Subletting your home or listing it for short-term stays (like Airbnb) isn't permitted under the lease agreement. Every person living in the community must be an approved leaseholder who has completed our standard screening process.
Adding a Roommate to Your Lease
Adding a roommate partway through your lease term is something we're happy to help with. Here's how it works:

Reach out to the leasing office: A current leaseholder lets our team know, and we'll take it from there with you and your future roommate.

Application and screening: The new roommate completes our standard rental application, pays the non-refundable application fee, and goes through the same credit, criminal, and rental history screening as every other resident.

Lease addendum: Once approved, all current and new residents sign a lease addendum, which officially adds the roommate to the lease with full resident rights and equal responsibility for the lease terms.
Please note that everyone on a lease is considered "jointly and severally liable," meaning each leaseholder is responsible, both individually and jointly, for the full lease terms and rent.
MOVING IN
You've picked your home, and we're just as excited as you are to get you settled in! Our move-in process is simple and straightforward, split into a few things to take care of beforehand and the key handover on your big day.

RENT & PAYMENTS
Here's everything you need to know about paying rent at Enclave at Mason Creek, from due dates to payment options.
When Rent Is Due
Rent is due on the 1st of each month, with a grace period through the end of the day on the 3rd. Starting on the 4th, a late fee applies to any outstanding balance in accordance with your lease agreement. As a tip, setting up auto-pay is a great way to stay ahead of this every month.
Your Payment Options
We know everyone has a preferred way to pay, so we offer a few options:

Online Resident Portal: Through our secure portal, you can set up auto-pay for recurring payments, pay by eCheck (ACH) for free directly from your bank account, or pay by credit or debit card, which carries a standard third-party processing fee

Cash at a Local Retailer: Prefer to pay with cash? We can issue you a Walk-In Payment System (WIPS) card to use at a participating retailer like Walmart, CVS, or Walgreens

Check or Money Order: You're welcome to drop off a check or money order in the secure payment box at our leasing office, made payable to Enclave at Mason Creek
Please note that for the safety of our residents and staff, we're unable to accept cash payments directly at the leasing office.
We understand circumstances can sometimes affect your payment schedule. Here's how our late payment policy works:

Grace Period: You have through the end of the day on the 3rd to pay rent before any penalty kicks in.

Late Fees: An initial late fee applies starting the 4th, and a daily fee may continue to add up until the balance is paid in full. Check your lease for the exact fee amounts.

Legal Action: An unpaid balance can lead to a formal Notice to Vacate, the first step required by law before eviction.

For everyday needs, like a dripping faucet or an appliance issue, our work order portal is the fastest way to reach us, with round-the-clock access, photo uploads, and real-time updates you can check anytime. Requests are worked in priority order during regular business hours, and our team always knocks and identifies themselves before coming into your home.
For Urgent Maintenance Emergencies
Please call our office at (281) 524-3656 and press 2 for maintenance when the recording picks up. Right after your call, please also submit the request through our work order portal so our team has everything on record while responding.
An emergency is any situation that puts your safety, health, or the home itself at immediate risk, including:
